Simply Vacation Rentals Policies

Simply Vacation Rentals wants all of our guests to have the most enjoyable and relaxing experience possible. For that reason, please take a minute to become familiar with the Home’s rules and regulations.

BOOKING POLICY

At the time of booking, we require a 25% deposit if it is 11 or more days prior to your arrival date. At 10 days from your arrival date, the final balance is due in full. If the reservation is less than 10 days from arrival, full payment is due upon booking. At least one guest must be over 21 years old. Guest(s) agree that no more than the number of persons listed on the reservation agreement shall occupy the Home overnight. Otherwise, additional charges could be incurred.

CHECK-IN/CHECK-OUT POLICY

Check-in time is 4 pm or later. There will be no early check-ins during the summer months. Please be sure you have the directions to your reservation before you leave home. Cell phone coverage is spotty in some areas. Although we try to make ourselves available to our guests any time we are needed, we cannot guarantee availability after 8 pm.
Check-out time is anytime before 11 am. Please make sure all towels are washed or in the dryer. There is no need to strip or make the beds, our cleaning staff will happily take care of that for you.

CANCELLATION/REFUND POLICY

Cancellations are costly for a rental company. We understand that emergencies come up and we want to be fair. If cancellations occur 30 days or more prior to your reservation date, all deposits are fully refundable with the exception of a cancelation fee. If cancellations occur less than 30 days from your reservation date, deposits are non-refundable. However, you may rebook and those funds will be applied to your next reservation. You may only reschedule one time. If cancellations occur within 7 days of your reservation date, deposits and fees are non-refundable, and no rebooking credit will be given.

INTERNET POLICY

As a courtesy to our guests, we provide access to Wi-Fi where internet access is available. Please check your reservation for login credentials. Internet access is provided by the local phone company and is very reliable. While we try to ensure that our Wi-Fi is always available for our guests we are limited by the services provided to us and therefore cannot guarantee availability, compatibility, or connectivity. All internet usage is limited to legal and ethical use.

NOISE POLICY

No house parties with outside guests are permitted. We ask that after 10:00 pm our guests refrain from loud or disturbing noise.

DOG POLICY

We allow dogs because we are dog lovers ourselves and can’t imagine a vacation without them. However some owners arent as lenient as others and may opt-out of allowing pets of any kind. Please check the information page for the rental you intend to reserve for pet status. We do ask that your dog be housebroken and well-mannered. If your dog is a barker, we ask that you keep it inside as much as possible. If your dog is wet, we ask that you please do your best to dry them before letting them inside. Please keep your dogs off the beds and furniture, future guests may have an allergy to pet dander. Please do not leave your dog alone in the Home. We want you and your dog to have a memorable stay with us so we ask that you follow these simple rules. Please understand the additional fee for dogs is necessary due to the extra cleaning and maintenance involved. Please note that dogs must be approved in advance on a case-by-case basis.

We are sorry but we do not allow cats or any other pets, other than dogs, at this time.

DAMAGE POLICY

Guests are responsible for any damages caused by you or your guests. Please report damages and/or maintenance issues right away so we have time to make repairs for you, or for the next guests arriving. We understand accidents happen, we just want to be notified when it does. Our only goal is for you to have an enjoyable stay.

Trash – Trash from inside the home, fire-ring, and porch is to be placed in provided trash containers.

Septic and plumbing – Please do not flush anything down the toilets other than toilet paper. Paper towels, feminine hygiene products, baby wipes, grease and other foreign objects put down the drains and toilets can cause severe and costly damage to our septic and plumbing system.

SMOKING POLICY

Please…only smoke outside or in the open part of the deck. Please do not pitch your butts over the railing or into the grass, pond, or creek. Evidence of smoking in the home or butts found on the property will result in an automatic $100.00 charge. Also, remember to ensure that butts are completely out before placing them in garbage containers and only place butts in outdoor garbage containers.

Thank you for being considerate of future guests! We take great pride in keeping our land litter-free!

CLEANING POLICY

We ask that you leave the Home in a clean and tidy state. Please have all dishes washed or in the dishwasher. Please wash all towels. They can be left in the dryer. Leave linens on all beds, and beds that have been slept in unmade so we know to change the linens. Make sure the gas grill and fireplace are turned off. Put all garbage in plastic garbage bags and in the outdoor garbage containers provided.

We love the outdoors! Especially fishing! However, we ask that you do not clean fish or other animals in the home or on the deck or porch. We also ask that you do not put fish or animal remains in the garbage containers. This will ensure that the pesky raccoons, possums, and other critters don’t spread garbage over the property.

OUTDOOR POLICY

Please make sure the cover is on the hot tub and/or your outdoor fire is completely out before going to bed or leaving the property. Please do not dump grease on the ground as this attracts bugs and critters. Place all trash from the home, fire-ring, and porch in provided trash containers. We ask that you do not take vehicles, including ATVs, 4 wheelers, golf carts, and trailers off of the paved/rocked roads and driveways on the property.

Trailers – If you are pulling trailers and bringing extra vehicles; please ask us about the parking areas for your reserved home. Some properties do not accommodate trailers. Please do not park on the lawn by the home, we have sewer and water lines buried in the lawn that can be damaged if ran over.

There is no swimming at our ponds or creeks. However, there are many swimming areas just a few miles down the road.

Security of Personal Property

Guests are responsible for the property, its contents, and themselves during their stay. Guests must lock windows and doors securely when not in the home. Simply Vacation Rentals assumes no responsibility for any acts of theft or vandalism or other damages to any personal property. This includes personal items left behind in the home at departure. However, we will put forth every effort to recover such items for you at your request. Guests shall not disturb or offend any neighbors, discharge firearms, or use fireworks of any kind in accordance with the State of Texas and local County and City laws.

Liability

Guests are liable for any and all damages or additional costs incurred during their stay. Homes are inspected prior to and after each use. Guests shall save and hold harmless the agent and/or owner against any and all claims and liability for injury, death to any person, and/or damage to or loss of property in or about the premises. Renters and/or their guests must obey all local ordinances and laws.
